Abstract
U radu je opisana primjena BIM tehnologije, te njeno korištenje u održavanju objekata. Objašnjen je razvoj i važnost BIM tehnologije i analizirane su prednosti i mane BIM-a. Isto tako objašnjene su razine razvoja BIM-a i analizirani studij slučaja na primjeru korištenja BIM-a u održavanja objekata na zgradi kampusa. Također, opisan je i objašnjen sustav održavanja objekata na primjeru izgradnje objekata u Tajvanu u svrhu potvrđivanja BIM tehnologije. Na primjeru sportske dvorane u sklopu Osnovne škole u Velikoj Pisanici prikazan je plan održavanja za predviđeni uporabni rok od 30 godina. Zbog nedostatka podataka o stvarnoj potrošnji korištene su procjenjene vrijednosti. U planu održavanja analizirani su sljedeći troškovi: Zakonom propisani periodički propisi, Troškovi zamjene istrošnih materijala i elemenata, Troškovi periodičnih radova i popravaka, Troškovi reaktivnog održavanja i Troškovi uporabe.

This paper describes the application of BIM technology and its use in the maintenance of facilities. It explains the development and importance of BIM technology and analyzes the advantages and disadvantages of BIM. Furthermore, it also points out the levels of development of BIM and analyzes the case study of the use of BIM in the facility maintenance of a building in a campus. Moreover, it describes and illustrates facility maintenance system on the example of the construction of facilities in Taiwan in order to confirm BIM technology. Using the example of a sports hall within the elementary school in Velika Pisanic, it is shown a maintenance plan for the anticipated period of 30 years. Due to lack of data on actual consumption, estimated values were used. The maintenance plan analyzes the following costs: Statutory periodic regulations cost of replacing consumable materials and elements, costs of periodic work and repairs, reactive maintenance costs and costs of use.
