Abstract
Jedna od glavnih karakteristika građevina je njihova dugotrajnost. Kako bi se postigla zadovoljavajuća dugotrajnost potrebno je pravilno održavanje građevine kroz njen cijeli životni vijek. U prošlosti to nije bio slučaj, ali u današnje doba sve se više uviđaju nedostaci takvog razmišljanja kroz prekomjerne troškove održavanja i uporabe građevine nakon njene izgradnje. Stoga danas arhitekti, projektanti i investitori već u fazi projektiranja mogu uvelike utjecati na smanjenje budućih troškova održavanja i uporabe građevine. Uz ugradnju kvalitetnih elemenata i materijala te pravilno izvođenje radova postotak smanjenja budućih ukupnih životnih troškova održavanja i uporabe građevine samo raste. Glavni zadatak ovog rada je prikazati i napraviti plan održavanja građevine javne namjene za razdoblje od 25 godina, odnosno u periodu od 2019.-2043.god. Građevina javne namjene koja je odabrana za ovaj rad je Studentski dom IGK. U izradi ovog diplomskog rada primjenjena je metoda neto sadašnje vrijednosti i metoda analize osjetljivosti uz pomoć koje je prikazano kako promjena ključnih faktora ima utjecaja na sveukupne troškove održavanja. Uz to su također opisane i sve skupine troškova održavanja ovakvog tipa građevine.
Abstract (english)
One of the main characteristics of buildings is their durability. In order to achieve satisfactory durability, proper maintenance of the building throughout its lifespan. This has not been the case in the past, but nowadays there is a growing awareness of the disadvantages of such thinking through the excessive costs of maintaining and using a building after its construction. Therefore, architects, designers and investors today can greatly reduce the future cost of maintaining and using a building at the design stage. Of course, with the installation of quality elements and materials and the proper execution of works, the percentage reduction in the future total living costs of maintaining and using the building is only increasing.The main task of this paper is to present and make a plan for the maintenance of a public purpose building for a period of 25 years, that is, in the period 2019-2043. The public purpose building selected for this work is the IGK Student Hall. In the preparation of this diploma paper, the net present value method and the sensitivity analysis method were applied with the help of which the change of key factors has an impact on the overall maintenance costs. In addition, all groups of maintenance costs for this type of building are described.
