Abstract
U životnom vijeku građevine faze uporabe i održavanja građevine predstavljaju najveće vremensko razdoblje. U fazi uporabe građevina se koristi za namjenu za koju je projektirana, te je izložena različitim utjecajima poput atmosferilija, udara, vibracija, oštećenja i sl. Kako bi temeljni zahtjevi na građevinu bili ispunjeni, potrebno je voditi računa o održavanju građevina. Prilikom održavanja i uporabe građevine, troškovi predstavljaju vrlo važan faktor u samom životnom vijeku građevine. S obzirom da su ovi troškovi vrlo značajni, na njih je potrebno obratiti pozornost. Na smanjenje troškova održavanja i uporabe se može utjecati već u fazi projektiranja. U ovom radu je za zgradu javne namjene prikazan plan održavanja i uporabe za razdoblje od 30 godina, odnosno od 2020. do 2050. godine. Prikazane su sve karakteristične skupine troškova održavanja građevine, te način na koji promjena parametara poput razdoblja analize i diskontne stope utječu na ukupne troškove održavanja.
Abstract (english)
In the life cycle of a building, the operation and maintenance phases of the building represent the longest duration. During the operation phase, the building is used for the purpose for which it was designed, and is exposed to various influences such as atmospheres, shocks, vibrations, damage, etc. To meet the basic requirements for the building, care must be taken to maintain the building. While maintaining and using a building, costs are a very important factor in the life cycle of the building itself. Since these costs are very significant, they need to be addressed. The reduction in maintenance and operation costs can be influenced as early as the design phase. In this work, an operation and maintenance cost plan for a period of 30 years, from 2020 to 2050, is presented for the public building. All characteristic groups of building maintenance costs are presented, as well as how changes in parameters such as the analysis period and the discount rate affect the overall maintenance and operation costs.
